Yeah!  LOL!  I'll be sure to have the Missus gone before y'all show up because there is no telling what a bunch of drunken rednecks would slap together in a weekend and call a deck! :-)) 

We got drenched here Friday night and I discovered that the nice plywood floor holds water quite well!  They have some of the roofing plywood up and there are wrapped stacks in the yard now that I think are the roofing panels.  If we can just get a week of dry weather I think the roof will be finished by Friday.

I climbed up their ladders and inspected the beams and rafters and framing work.  WOW!  The pieces are cut to perfection and mated perfectly all over the house.  In my current house there are studs that are too short and held to the frame with lots of angled nails, joists that meet in the middle and are off by several inches in connecting, and rafters that are missing.  All the houses on my street were "custom built" by the same builder and all have similar problems.  Pioneer is doing a real "custom" job however that reminds me of my grandfather & uncle's contracting business many years ago.  I told my gen't contractor of my findings at Church yesterday and he said he'd noticed that too.  He builds that way and was concerned about how well Pioneer would work so he'd been checking their work regularly to make sure they did it right, but soon realized they know what they are doing so he left it to them.  That is the difference in getting a top-quality builder vs. a mass-production builder.

Shi, found this over the weekend.  pretty impressive stuff.  what kind of roof you going with?  shingles?  or metal roof?  and any reason for the oversized rafters?  and that main beam is huge.  cool watching the thing come together.  and the views you have are unbelievable.

We are getting a green metal roof.  It will be over some sort of styro-foam insulated panels that have plywood on 1 side and OSB on the underside (non-load-bearing) so that the roof is self-insulating.  The rafters in the den/great room are pine and will be exposed so they are larger than necessary just for looks.  The rafter in the front of the house where the kids' rooms are are 2"x8" which is larger than codes require here but bigger is better.  My current house has 2"x6" roof rafters and we have not had structural issues but they have moved a little over time and with the OSB roof decking from outside you can literally see the "dips" between the rafters.  I specified "no OSB" on my roof decking or subfloor on this house and Pioneer and my builder have gladly complied.  It costs a little more, but only a couple thousand dollars more, but will outlast my family.  OSB is not meant to be load-bearing although it is cheaply used that way and we have had 2 sections of our current house's floor have to be replaced due to water damage and rot.  Plywood doesn't have that sort of issue - at least not as bad.  The plywood they got is actually treated to be rot and mold resistent and as you can see, it holds water very well. ;-)

Just eyeball it.  Using a level takes too long.  I am torn between the simple deck design or the luxurious deck design.  Which would you guys prefer to build?

I guess where you will live it won't matter which deck you go with, no one will see you anyway.

I'm in that same boat, Shiloh.. Woods all around, and the only other house is a 90 something lady, across the road who can't see all that good...
 
I've always told my Wife,, if I can offend that lady from that far away,, that's a compliment...

WooHoo!  We went up there last evening and found that they have laid nearly all the roof decking and have the panels sitting there ready to go up.  Over the great room they have already laid all the pine panelling over its exposed beams.  And, the framing for the picture windows have been installed.  The inner roof decking is 3/4" plywood.  The panels are mostly 4" thick white styrofoam that look to be 4'x8' pieces and have 1/2" OSB on one side.  They say that that part is there just to protect the foam insullation and add rigidity to it and doesn't load-bear, so it saves a little money using it instead of the plywood.  I am o.k. with that use of OSB.  A few of the panels I noticed are probably 2" thick for some reason.  I don't know where they will go unless it is over the loft which has a little bit more rise on its rafters, maybe an extra 2" high over the main roof line.  We took pics but they are on the wife's camera still.  I'll post as soon as she can pull and send them to me.

If I throw a few games of nine ball to PYKE for a beer a game, I think I can get him drunk enuff to load my PU with the Hot Tub  that he has sitting in the parking lot of the old motel across the street from the Broken Arrow Saloon....assuming Diana and Lisa are out of it.........

Shi is there any way you can send me a copy of the rear of the finished house indicating the rear elevation ? I will also need the deck size you want and any design you will be wanting on the finished deck. With help we can start and finish in a weekend and you will have a very expensive deck very cheap.

You serious BD?  We can't do anything for some time anyway due to money.  This thing is over budget as it is.  Our loan only has about $110k left and $44k of that goes to Pioneer in a week or two when they finish their part.  That leaves the rest to finish the inside out, install the water pump, finish filling the pipe trenches, and paying the builder.  Thankfully, my in-laws have said that they can help cover any overages, but we are wiped out for a while.
