Just got the call from the general contractor to say the county approved the perk field, so he's pulling digging permits today. I am supposed to meet with him at the land Tuesday and set the house and he'll start digging that day. I like my guns towed and crew-served!

Hey Tom what is wrong with a mini van?????? That is what I take out hunting I am the only one that does it but hey at least weather it snows or not I will be getting out of where I am at... Unless I go into the mud then I am screwed....LOL then I will be walking a couple of miles like 20 to get to a place with a phone.... I am workin on my jeep so I can have it ready for this Deer season...4X4 with Chevy motor. FREEDOM ISN'T FREE

When you are not on sewer, you have to install a Septic Tank with a field line and a separate "wash" field line. "Perk" means the ground will absorb the liquid your house produces. If a property won't "perk", NO building permit! "Molon Labe"

Surprisingly enough, my perk field was approved for a 4-bdrm house. It is pretty large so I suppose that is why. I'll keep the perk field cleared and mowed and will plant deer-browse there so I can feed the herd. It also will be the backstop. I figure I can hang some man-hole covers on heavy chains out there and shoot them from the back porch which will be a good 500 yds away from the opposite hillside. Heck, I'm lible to not get any work done if I can shoot out the back door!

And it begins. Thankfully, the rocks seem small or easily broken so blasting may not be required. Due to the amount of rocks that are there, they are moving the house back a little off the summit to lessen the amount of work/cost of digging the main portion of the house out. No! Perk is not a pipe. Pipes are used in your field line to distribute the effluent and let it "percolate" (perk) into ground. Perk tests are done prior to allowing a septic tank and field line. Test consist of digging standard size holes and filling with water and timing how quickly water percolates. "Molon Labe"

Yep, that's the house site. It is to have a full basement so they have to dig into the hill. The deepest dig will be 12' and that fill is to be moved out to build-up the shallower side. Hope to get back up there tonight and take pics and see what has been done. It is more expenssive, but I was kind of hoping they'd ram-n-blow it. They have a large track machine called a ram that drills down a certain depth and leaves a charge in it and caps the hole as they exit. They were talking about ramming several points and then blowing the top off. They have a steel cage to crawl under so I thought that'd be cool. But digging is cheaper. ;-)

Just got back from meeting the foundation man up there. We agreed to move the house back another 20' to get off of a huge sheet of rock, thus saving several thousand dollars of work. The front will still be on the top and this will allow me to keep a couple of trees as well. Blasting won't be necessary and tomorrow they will bring up a ram and bust the big uns into lil uns and by Friday afternoon say they will have it cleared out and ready to start the footer Monday. I took a couple of pics including the front left side discovered after they cleared the electrical cut. Unbelievable view! I never knew that veiw was there until they cleared it!

It really is unbelievable! I bought the hill because of the view on the front right mainly. The sapplings were so think on the left that I could not see much out that way. I knew there was a view, but until they cleared it so we could walk to it we did not realize how huge the view is. We've pushed the house back so far that the view wont be easily seen from the house itself, but a short stroll forward in the yard will reveal it. Thus far the only historical trinket they have dug up was a spent .30-06 case which is probably form 2-3 years ago when I was test firing a guy's BAR up there.;-) Oh, now you can actually see the road at the driveway's entrance down there as well. I had no idea how high the elevation was either.

A "basement" is something we do in TN where we have hills to build on. ;-) I need one here anyway due to tornadoes and being up so dern high. The "eek-factor" is pretty high when the weather man comes on because those "shear markers" always seem headed toward my area. A twister formed right behind my Civil War sutler 2 weeks ago as the staff watched and luckily went away from them. I saw the fields where it went, shreading trees and fences and a brand new barn, but luckily it missed all the houses. That's only a couple of miles away from Shi-hill! We LUCKED into this property 5 years ago. It'd been for sale for a couple of years but when I drove past I never thought much about it because it was so steep and rocky and choked with briars that it was not much to look at. One day when Mrs. Shi was home 8 mos pregnant I drove by it on my way back from the gunshop I was working at and noticed a new realtor's sign there and a brand new gravelled "road" cleared straight up it. On a whim, I parked and hiked up it (the truck would not pull the hill). After numerous gasping breaks, I reached the top which was cleared and turned around, looked north and exclaimed "Good God! What a view!" I walked around a while and realized that was a great house spot if you want seclusion and a view. I called Mrs. Shi on the cell pone and said "I'm coming home - get your shoes on." Thirty mins later I was huffing an 8-month pregnant woman up there 1/2 joking that if she went into labor there we'd have to buy the land. She did the same thing once she caught her breath. We called the realtor and learned the price (higher than we could do right then) and kept figuring and re-figuring finances, but never could do it. We just about gave up on it once again. Then, the week after the baby arrived, the realtor called and said "It's nearly tax-time and we want out from under this property, let's deal." A couple of weeks later, they'd done some financial magic and we closed. To get our points right, the realtor paid-off the Saturn station wagon we'd recently bought, then we closed on the loan, and then the realtor tacked the Saturn amount back onto the end of the 30 year loan. So, we have a 30 year mortgage on a Saturn wagon we no longer own. :-)) It is 30 acres and we got it at $57,000. When we sell the current house, the equity in it will pay-off the land so we'll only owe on this freakin' house loan. I like my guns towed and crew-served!

Sounds like you got a great deal.Its hard to find property here for that price. Another note.Might be to late now with the basement going in.Around here a lot of basements are going in with Saferooms..It a totally enclosed room in concrete even the ceiling with its own passage outside.. Good Luck |
